Bookings

We provide a reservation number when a booking is confirmed by phone and/or email. Please save this number and use it in all communication with us, especially if you need to a cancel or make a change. Reservations confirmed we collect either: a) a 50% deposit or (b) the total price;

If your initial payment/deposit is less than the total value of the stay, the balance will be paid by you directly to the Inn, prior to or at check-in.

Deposits and Payments

Bookings must be guaranteed using a valid credit or debit card. We collect a 50% deposit at the time of booking to reserve the room. If your reservation is for only one night, we collect the entire stay including taxes.If your card is declined by your bank or if there are no sufficient funds on your account, we reserve the right to cancel your booking automatically. For NON-REFUNDABLE rates, we will collect 100% of the fee at the time of booking.

Rates

Our prices fluctuate based on availability and seasonality.

Cancellations/Refund Policy

  • Your reservation is 100% refundable* if you cancel within 45 days of your stay.
  • Between 45 days and 15 days: the 50% deposit taken at time of booking is forfeited and we will not collect the remaining balance (50%). –Within 14 days of your reservation date the entire fee (100%) is non-refundable. You can take advantage of travel protection, which will refund 100% of your booking value (minus 10% travel protection fee).




*If you purchase a non-refundable rate, 100% of your booking value is non-refundable at time of booking.

No Show

If you do not arrive at all, we reserve the right to cancel your entire booking and charge any applicable cancellation fee. We shall be under no obligation to hold the accommodation for you.

Travel Insurance

We are pleased to offer Travel Protection during booking if you are unable to keep your reservations for one or more of the following reasons:


  • Sickness, Injury or Death
  • Travel Delay
  • Adverse Weather involving Rain or Snow

Check-In And Check-Out

Check-in time is from 4pm to 7 pm. Check-out is by 11 am. If you would like to check-in or check-out outside of these hours, please call 24 hours in advance and there may be an additional fee.

Damage

Charges will be assessed to the credit card on file for any damage you cause to the property including damage to furniture, linens, carpeting, missing items, etc. Lost key fee is $50.

Smoking

As required by Pennsylvania state law we are a non-smoking property. There is no smoking of anything or any kind allowed on property, including rooms, decks, porches and exit stairs. There is a $250 charge for smoking anywhere on the property. The only places guests are permitted to smoke are the parking lot and in your car.

Peace & Harmony**

By entering this facility, each person agrees to abide by all rules of the inn whether written or implied. As a small property, we insist all guests respect one another and our house rules for harmony. The inn retains the right to cancel any reservation that does not adhere to our policies for minimum night stay, an invalid deposit credit card or any other policy. Please be considerate of others when opening and closing doors and talking in common areas (sitting room, dining rooms, foyers, front porch, veranda, and surrounding lawn) during quiet hours. Quiet hours are from 10 pm to 8 am.

Left Items

Please contact us immediately if you’ve left a personal item. We will be happy to package and ship it back to you and will charge your provided credit card for shipping. After 30 days, all unclaimed items will be donated.

Data Protection

We may process any personal Information you provide for the sole purposes of completing our duties as a representative of the Inn. You have the right to request access to the information we hold about you at any time, and the right to request that your data be corrected or deleted (except where we are required to hold it by law).
